§35c EStG vs. BAFA-Zuschuss: Was ist günstiger?

Status from July 21, 2026. Following the reduction in BEG (Federal Funding for Efficient Buildings) grants, the tax-based incentive has gained significantly in importance. Since the reform, comparing both options has become an essential part of every consultation.
Comparison
| BAFA (Federal Office for Economic Affairs and Export Control) Grant (BEG EM) | § 35c EStG | |
|---|---|---|
| Amount | 15 % (with iSFP (renovation roadmap), 20 % on the additional amount) | 20 % of costs |
| Payment | directly after proof of expenditure | spread over 3 years (7 % / 7 % / 6 %) |
| Maximum amount | €30,000 or €60,000 in eligible costs | €40,000 tax reduction per property |
| Eligible use | also rented properties | owner-occupied residential property only |
| Building age | — | older than 10 years |
| Proof required | confirmation from an energy efficiency expert | certificate from a specialist contractor |
Both incentives cannot be combined for the same measure. This also applies to subsidised public loans.
Calculation Example (€30,000 measure costs, owner-occupied)
- BAFA: €30,000 × 15 % = €4,500, available immediately
- § 35c: €30,000 × 20 % = €6,000, spread over three years
In this scenario, § 35c has the advantage in terms of amount — an iSFP makes no difference here, since the bonus only applies above €30,000 — provided there is a sufficiently high tax liability over three years.
Which Option for Which Situation?
- BAFA is better: when liquidity matters, for rented properties, and where the tax liability is low. The iSFP no longer tips the balance: even at €60,000 in costs, BAFA with iSFP yields €10,500 (15 % on €60,000 plus 5 percentage points on €30,000), whereas § 35c yields €12,000
- § 35c is better: for owner-occupied property, with a solid tax liability and measures without an iSFP leverage effect
- Heating system replacement: Here, KfW (KfW Bankengruppe) funding of up to 80 % is practically always superior
Important
The tax reduction directly reduces the tax liability — it is not a deduction from the tax base. The specific tax assessment should always be handled by a tax adviser.
