1. Der eine Fehler, der alles kostet
Forenweisheit: „Erst Angebot unterschreiben, dann Antrag stellen — geht schon."
8. Was die 70 Prozent wirklich bedeuten

Funding Tips from Practice: What's Being Discussed in the Forums — and What's Actually True
What's Really Being Discussed in the Forums
In forums such as HaustechnikDialog, heizungsforum.de, and the specialist forums for energy consultants, the same questions come up time and again. The answers there are often correct — but not always, and some advice is based on a funding guideline that no longer exists. We have compiled the most frequent points and checked them against the current guideline.
1. The One Mistake That Costs Everything
Forum wisdom: "Just sign the quote, then submit the application — it'll be fine."
Wrong, and expensively so. This is by far the most common reason for rejection. Anyone who signs the tradesperson's contract without a reservation clause has, in the eyes of the funding authority, already commenced the project. The entitlement is gone — entirely, not partially.
The way out is a suspensive condition: the contract only takes effect once the funding approval has been received. This wording must appear in the contract before it is signed. It cannot be added retrospectively — not even by means of an amendment agreed upon by both parties.
Practical tip: Ask to see the draft contract before you sign. If the clause is missing, insist on it. No reputable contractor will have a problem with this — they know the rule.
2. Purchasing Materials Already Counts as Commencement
A point many homeowners discover too late: even buying insulation material, windows, or pipes counts as commencement of the project. Anyone who pre-orders at a builders' merchant and then submits the application faces the same problem as with a contract signed too early.
3. Costs in the Application Cannot Be Corrected Upwards
A classic scenario: the application contains a rough estimate, the invoice comes in higher — and the grant remains fixed at the lower amount. Subsequent increases are not provided for. Furthermore, only one application may be submitted for the same measure.
Practical tip: Apply on the basis of a reliable quote, not a rough figure. Eligible costs that you ultimately do not claim cost nothing. Costs you have set too low cost real money.
4. What Many People Don't Know: Radiators Count Too
One user wrote, in effect, that he would have added two extra radiators had he known this in advance. When carrying out a heating system replacement, not only heat generators and storage tanks are eligible for funding, but also the adaptation of the heat distribution system — radiators, pipework, buffer tanks, control systems, and hydraulic balancing.
Anyone installing a heat pump will in any case need larger heating surfaces to achieve a lower flow temperature. This work belongs in the same application, not in a separate project afterwards.
5. Self-Performed Work: Materials Yes, Labour No
The most widely discussed question of all. The rule:
- Only material costs are eligible for funding, not your labour time.
- An energy efficiency expert or a specialist company must confirm that the work has been carried out properly and that the material costs are listed correctly.
- For measures on the building envelope, you need a Technical Project Description with a TPB number before submitting the application.
- The materials must meet the minimum technical requirements — for insulation, for example, the required U-values. A cheaper product from a builders' merchant can disqualify the entire measure from funding.
Practical tip: Discuss any planned self-performed work with the energy consultant before starting. Keep delivery notes, invoices, data sheets, and installation photographs. Anyone who tries to gather these at the end will find half of them are gone.
6. "BAFA (Federal Office for Economic Affairs and Export Control) Funding for Heating" No Longer Exists
The term persists stubbornly, even in current posts. Responsibility has been split since 2024:
| Who | For What |
|---|---|
| KfW (KfW Development Bank) 458 | Heating system replacement for private individuals — heat pump, biomass, solar thermal, district heating network |
| KfW 459 | The same heating system replacement when the applicant is a legal entity, civil-law partnership (GbR), or cooperative |
| BAFA | Building envelope (insulation, windows, doors), ventilation, heating optimisation without boiler replacement |
Anyone searching in the wrong portal wastes time — and in an unfavourable case, misses a deadline.
7. The Fundamental Difference Between KfW and BAFA
With BAFA, an authorised representative can submit the application on your behalf. With KfW, this is not possible: the person registered in the portal must match the applicant. You must therefore register yourself on "Meine KfW" and submit the application yourself.
An energy consultant can prepare everything — issue the confirmation for the application, check the figures, guide you through the form. But you must press the button.
8. What the 70 Percent Actually Means
Arithmetically, the basic rate (30%), the Climate Speed Bonus (16%), and the income bonus (up to 40%) add up to 86%. This is never paid out in full: the total is capped at 70%, or 80% only for the lowest income bracket. Percentage points above these caps are forfeited.
The percentages apply to the eligible costs, not to your invoice total. For the first residential unit, the current eligible cost ceiling is €28,000 — giving a maximum grant of €22,400, regardless of the actual cost of the system.
The Climate Speed Bonus and the income bonus are available only for owner-occupied residential units. Landlords receive the basic funding rate.
9. The Final Proof of Completion Is Not Straightforward
From practical experience reports:
- Only final invoices are accepted. Quotes, order confirmations, interim invoices, and receipts are not.
- The name on the invoice must match the name in the approval notice. This sounds obvious but regularly causes problems — for example when the invoice is addressed to a spouse.
- You need the confirmation of completion. Clarify before placing the order who will issue it and what it will cost. The forums contain cases where, in the end, nobody felt responsible.
- Everything is submitted digitally as a PDF, in a single session without interim saving. Allow half an hour and scan everything together beforehand.
- The deadline in the approval notice is the absolute cut-off. Anyone who lets it pass receives no money — even if everything has been built and paid for.
10. Sequence Beats Optimisation
The iSFP (renovation roadmap) bonus has been paid since July 21, 2026 only from an eligible investment volume exceeding €30,000, and only on the portion above that threshold. For a small measure it yields nothing — for a large one it additionally doubles the cost ceiling to €60,000.
The same applies to the supplementary loan KfW 358/359: it is only available after a grant approval has been issued, and only within twelve months of that approval. Anyone who arranges the financing first will lose access to it.
Where These Notes Come From
The basis is recurring questions and experience reports from public forums on building services engineering and energy consulting, checked against the BEG EM (Federal Funding for Efficient Buildings — Individual Measures) funding guideline in the version applicable from July 21, 2026, as well as the information sheets and checklists issued by KfW and BAFA.
Forum posts are not a legal basis. Much of what appears there predates the last reform, and some of it was never correct. The binding references are always the guidelines and information sheets valid at the time your application is submitted. There is no legal entitlement to funding.
We prepare your application and review the documents before they are submitted.
