Stand: 07.10.2026.
Die Reihenfolge, die am meisten spart
| Schritt | Was | Kosten für Sie |
|---|---|---|
359 steht allen anderen offen.
Zinsen laut KfW-Konditionenübersicht, Stand 06.10.2026 (Sollzins, effektiver Jahreszins in Klammern; Laufzeit / tilgungsfreie Jahre / Zinsbindung):
| Variante | 358 (bis 90.000 € Einkommen) | 359 |
|---|---|---|
| 5 / 1 / 5 Jahre | 0,01 % (0,01 %) | 4,40 % (4,49 %) |
| 10 / 2 / 10 Jahre | 1,48 % (1,49 %) | 4,53 % (4,63 %) |
| 25 / 3 / 10 Jahre | 2,53 % (2,56 %) | 4,62 % (4,72 %) |
| 35 / 5 / 10 Jahre | 2,68 % (2,71 %) | 4,63 % (4,73 %) |
Rechenbeispiel
Wärmepumpe im Einfamilienhaus, Kosten 30.000 Euro, Selbstnutzer, alte Ölheizung fliegt raus, kein Einkommensbonus.
| Betrag | |
|---|---|
| Förderfähig (Höchstbetrag) | 28.000 € |
| Zuschuss 46 % (30 % + 16 %) | 12.880 € |
| Restfinanzierung | 17.120 € |

Heizungsfinder starten →Financing Heating Replacement in 2026: How to Properly Combine Grants, KfW Supplementary Loans, and Bank Loans
A new heating system easily costs more than €20,000; a recent dpa guide quotes around €22,500 for a heat pump. Hardly anyone pays for this entirely out of pocket. Here is the order in which you should structure your financing: first the grant, then the low-interest promotional loan, and only then a conventional loan. With current interest rates and a sample calculation. As of October 7, 2026.
The Order That Saves the Most
| Step | What | Cost to you |
|---|---|---|
| 1 | KfW grant 458: up to 80% of eligible costs | free (non-repayable) |
| 2 | KfW Supplementary Loan 358/359 for the remainder | from 0.01% (358) or approx. 4.5% (359) |
| 3 | Bank loan, with or without land charge | approx. 3.7% to 10% |
| Alternative to 1 | Tax bonus § 35c: 20% over three years | only takes effect via the tax return |
1. The Grant: KfW Heating Funding 458
- Basic funding of 30% for everyone.
- Climate Speed Bonus of 16%, if you, as an owner-occupier, replace an operational oil, coal, gas floor, or night storage heating system, or a gas heating system that is at least 20 years old. It drops to 12% on February 1, 2027, and continues to decrease every six months thereafter.
- Income bonus of 10 to 40% for a taxable household income of up to €50,000 (factoring in children, effectively up to €60,000).
- A maximum of 70%, or 80% with the income bonus, of up to €28,000 in eligible costs for the first residential unit. That amounts to up to €22,400.
Important: You submit the application yourself via the KfW portal before the work begins. Beforehand, you need a supply and service contract with your specialized contractor containing a clause that it is only valid upon grant approval (resolutory or suspensive condition). Details: KfW 458 – Funding rates and bonuses and What waiting costs.
2. The Promotional Loan: KfW Supplementary Loans 358 and 359
The portion not covered by the grant can be financed with the supplementary loan.
- Up to €120,000 per residential unit.
- Only with grant approval from KfW (state development bank) or BAFA (Federal Office for Economic Affairs and Export Control), and the loan application must be submitted within 12 months of approval.
- Application is made via your primary bank or a financing partner, not directly with KfW.
- 358 is additionally interest-subsidized: for owner-occupiers with a taxable household income of up to €90,000. 359 is open to everyone else.
Interest rates according to the KfW conditions overview, as of October 6, 2026 (borrowing rate, effective annual rate in parentheses; term / redemption-free years / fixed interest rate):
| Variant | 358 (up to €90,000 income) | 359 |
|---|---|---|
| 5 / 1 / 5 years | 0.01% (0.01%) | 4.40% (4.49%) |
| 10 / 2 / 10 years | 1.48% (1.49%) | 4.53% (4.63%) |
| 25 / 3 / 10 years | 2.53% (2.56%) | 4.62% (4.72%) |
| 35 / 5 / 10 years | 2.68% (2.71%) | 4.63% (4.73%) |
The interest rate is only fixed upon loan approval and changes continuously.
3. The Bank Loan
If the grant and promotional loan are not sufficient or the promotional loan is not suitable, a conventional loan remains an option. According to loan broker Dr. Klein (dpa, October 5, 2026):
- without a land charge (modernisation loan or installment loan): around 4% to 10%, heavily dependent on creditworthiness and amount,
- with a land charge (like a mortgage loan): around 3.7% to 4.8%, but involving notary and land register costs.
For small remaining amounts, an installment loan is often simpler; for large sums, comparing with land-charge-secured financing is worthwhile.
Alternative: Tax Bonus under § 35c EStG
Instead of the grant, owner-occupiers can deduct 20% of the costs, up to a maximum of €40,000, from their taxes over three years (7% / 7% / 6%) under § 35c EStG (German Income Tax Act). The building must be older than ten years. Grants, interest-subsidized promotional loans, and tax bonuses cannot be combined for the same measure. For heating system replacement, KfW funding offering up to 80% is almost always superior. In detail: § 35c or grant: which is more favorable?
Sample Calculation
Heat pump in a single-family house, costs €30,000, owner-occupier, old oil heating system removed, no income bonus.
| Amount | |
|---|---|
| Eligible costs (maximum amount) | €28,000 |
| Grant 46% (30% + 16%) | €12,880 |
| Remaining financing | €17,120 |
Financing of the remainder over 10 years with 2 redemption-free years (monthly payment thereafter, total interest, rounded):
| Loan | Borrowing rate | Rate in the first 2 years | Rate thereafter | Total interest |
|---|---|---|---|---|
| KfW 358 | 1.48% | approx. €21 | approx. €189 | approx. €1,550 |
| KfW 359 | 4.53% | approx. €65 | approx. €213 | approx. €4,870 |
| Installment loan (example) | 7.0% | approx. €100 | approx. €233 | approx. €7,680 |
For comparison, the operating costs: A dpa guide from October 5, 2026 quotes around €24,500 in heating costs for a heat pump over 20 years, compared to around €70,000 for a gas heating system (assumptions made there). The savings on energy costs cover a large portion of the monthly payment.
Own sample calculation, excluding processing fees and commitment interest. Your terms depend on the bank, creditworthiness, and current interest rates.
Checklist
- Select heating system and obtain quotes. The Heating Finder shows which system fits your home and what funding is available.
- Sign contract with funding clause, then submit KfW application 458, specifically before starting work.
- Wait for approval, then apply for the supplementary loan at your primary bank (no later than 12 months after approval). The supplementary loan requires grant approval, which is why funding comes first, then the loan.
- Only use a bank loan for the remaining gap and compare at least two offers.
- Check whether the federal state or municipality provides additional funding: State funding in the knowledge base.
Conclusion
The most cost-effective financing is the one you do not have to repay: First exhaust the KfW grant, then cover the remainder via the supplementary loan, and use the bank only for the remaining gap. Anyone with an income of up to €90,000 currently receives interest rates significantly below market level with KfW 358. Because the Climate Speed Bonus decreases starting in February 2027, every half-year of waiting costs real money.
