Stand: 01.10.2026.
Was sich bei den Preisen gerade tut
| Kennzahl | Wert | Quelle |
|---|---|---|
| Strom, Haushalte, Durchschnitt 1. Halbjahr 2026 | 37,97 ct/kWh (−6,4 % zum Vorhalbjahr) | Destatis, 30.09.2026 |
| Gas, Haushalte, Durchschnitt 1. Halbjahr 2026 | 11,58 ct/kWh (−5,3 %) | Destatis, 30.09.2026 |
- Haus A, Baujahr 1975, unsaniert: 160 kWh pro m² und Jahr.
1. Verbrauch reduzieren
|---|---|---|
| Investition | ca. 13.000 € | ca. 32.000 € |
| Förderung (46 % von 28.000 €) | – | −12.880 € |
| Eigenanteil | ca. 13.000 € | ca. 19.100 € |
| Energiebedarf pro Jahr | 22.400 kWh Gas | ca. 6.800 kWh Strom (Jahresarbeitszahl 3,3) |
| Energiekosten pro Jahr | ca. 2.690 € (12 ct/kWh) | ca. 1.830 € (27 ct/kWh Wärmepumpentarif) |

Energiebericht Pro starten →Energy Prices Rising Again: Is Energy-Efficient Renovation Still Worth It in 2026?
Electricity and gas tariffs for new customers have been rising again since the summer. From 2027, the federal subsidy for grid fees will decrease, and from 2028, the CO₂ price will be determined by the market. Many property owners are therefore wondering whether energy-efficient renovation still makes financial sense now, or whether it is better to wait.
In short: Yes, it is worth it – but not every measure, and not for every home. The energy price alone is not the deciding factor. What matters is how much energy your building consumes and which measure offers the best ratio of costs, funding, and savings for your specific situation. As of: October 1, 2026.
What Is Currently Happening With Prices
| Indicator | Value | Source |
|---|---|---|
| Electricity, households, average H1 2026 | 37.97 ct/kWh (−6.4% vs. previous half-year) | Destatis, 30.09.2026 |
| Gas, households, average H1 2026 | 11.58 ct/kWh (−5.3%) | Destatis, 30.09.2026 |
| Cheap electricity tariffs for new customers | approx. 30 ct/kWh, up approx. +27% since June | Tariff comparison, 21.09.2026 |
| Cheap gas tariffs for new customers | approx. 12.5 ct/kWh | Tariff comparison, 21.09.2026 |
| CO₂ price 2027 (draft) | €55–65/t, equivalent to approx. 1.3–1.6 ct/kWh for gas | Cabinet resolution 12.08.2026 |
| CO₂ price from 2028 | Market price under EU Emissions Trading System (ETS 2), no upper limit | EU law |
The favourable average values for the first half of the year are mainly due to two special effects: the government relief on grid fees and the elimination of the gas storage levy on January 1, 2026. The grid fee subsidy will decrease by around 15 percent from 2027. For new contracts, prices are already rising again.
It is important to look beyond 2027. From 2028, there will no longer be a fixed CO₂ price corridor for heating oil and natural gas. Depending on the scenario, estimates for 2030 range from around €60 to well over €200 per tonne. A useful rule of thumb: every additional €50 per tonne increases the price of natural gas by approximately 1.2 cents per kWh. At 20,000 kWh per year, that amounts to around €240 – year after year.
Facts, not panic: Nobody can tell you what the gas price will be in 2030. The only certainty is the direction in which CO₂ costs for fossil heating systems are heading. A renovation makes you more independent of this, regardless of how high prices ultimately rise.
Why the Energy Price Alone Is Not the Deciding Factor
Two homes, the same gas price, completely different calculations:
- House A, built in 1975, unrefurbished: 160 kWh per m² per year. At 140 m², that is 22,400 kWh.
- House B, same construction year, roof and windows already replaced: 95 kWh per m² per year, i.e. 13,300 kWh.
If the gas price rises by 3 cents per kWh, House A pays around €670 more per year, House B around €400. For House A, almost every measure pays off more quickly. For House B, a heating system replacement may be the only sensible next step, while further insulation barely makes financial sense.
This is why the starting question is not "What does energy cost?", but rather "What does my home need – and where is energy being lost?"
The Five Steps to Cost-Effective Renovation
1. Reduce Consumption
The cheapest kilowatt-hour is the one you do not need. Before deciding on a new heating system, you should examine these measures, which take effect quickly and are often low-cost:
- Insulate the top-floor ceiling: often achievable for just a few thousand euros, with a short payback period and frequently already required under the GEG (German Buildings Energy Act).
- Insulate heating pipes in the unheated basement: low cost, noticeable impact.
- Seal draughty windows, roller shutter boxes and front doors.
- Hydraulic balancing and correct heating curve: delivers savings of 5 to 15 percent in many homes.
This not only reduces ongoing costs. A lower heat load also means that a smaller and less expensive heat pump will suffice.
2. Optimise the Heating System
If your heating system is more than 20 years old or runs on oil, it is almost always worth investigating a switch. Typical options include:
- Heat pump: possible in most existing buildings even without a full renovation, provided the flow temperature does not exceed 55 °C. Often it is sufficient to replace individual radiators.
- Connection to a district heating network: whether one is planned for your street can be found in the municipal heat plan.
- Biomass or hybrid solutions: useful for special cases, such as very high heat demand or listed buildings.
Our heating finder will show you which heating system suits your home in just a few minutes, taking into account your municipality's heat plan and available funding.
3. Check Funding – Before Placing an Order
Heating system replacement is funded through KfW (Kreditanstalt für Wiederaufbau – Germany's state development bank, Programme 458), while measures relating to the building envelope are funded through BAFA (Federal Office for Economic Affairs and Export Control) under BEG EM (Federal Funding for Efficient Buildings – Individual Measures).
| Heating funding component (KfW 458) | Amount | Requirement |
|---|---|---|
| Basic funding | 30% | all applicants |
| Climate Speed Bonus | +16% (until January 31, 2027) | owner-occupiers; replacement of a functional oil, coal, gas floor unit or night storage heater, or a gas or biomass heating system aged 20 years or older |
| Income bonus | +40 / 30 / 10% | owner-occupiers; taxable household income up to €30,000 / €40,000 / €50,000, plus €10,000 per child |
| Maximum funding rate | 70%, with income bonus 80% | – |
| Eligible costs | €28,000 for the first residential unit | until January 31, 2027 |
Up to 80 percent is possible, but not for everyone. The 80 percent is only available to those who live in the property themselves, fall into the lowest income bracket, and additionally receive the Climate Speed Bonus. Without the income bonus, 46 percent is typically realistic. On €28,000 of eligible costs, this corresponds to €12,880 in grant funding. Landlords receive 30 percent.
Waiting costs funding. Several things change on February 1, 2027:
- The Climate Speed Bonus drops to 12 percent and continues to decrease every six months thereafter.
- Eligible costs fall to €27,250.
- From the first quarter of 2027, heat pumps will only receive the full basic funding rate of 30 percent if proven EU origin is demonstrated; otherwise the rate is 15 percent.
More on this: What Waiting Costs: The Degression of Heating Funding from 2027.
For insulation, windows and ventilation, BEG EM provides a 15 percent grant, with an individual renovation roadmap (iSFP) an additional 5 percentage points on the cost portion exceeding €30,000.
The most common pitfall: At the time of application, a contract must already exist that includes a suspensive or resolutory condition subject to the funding commitment. A signed quote without this clause can result in the loss of all funding.
Our funding calculator calculates exactly what you can receive, including the income bonus and key deadlines.
4. Calculate Cost-Effectiveness
Only once the need, the measure, and the funding are established can an honest calculation be made. An example:
Sample calculation: Single-family home, 140 m², built in 1975, gas heating from 2001, annual consumption 22,400 kWh. The owners live in the property themselves and do not receive an income bonus. All figures are rounded.
| New gas heating | Heat pump | |
|---|---|---|
| Investment | approx. €13,000 | approx. €32,000 |
| Funding (46% of €28,000) | – | −€12,880 |
| Net cost to owner | approx. €13,000 | approx. €19,100 |
| Annual energy requirement | 22,400 kWh gas | approx. 6,800 kWh electricity (seasonal performance factor 3.3) |
| Annual energy costs | approx. €2,690 (12 ct/kWh) | approx. €1,830 (27 ct/kWh heat pump tariff) |
| Difference per year | approx. €850 cheaper |
This means the additional cost of the heat pump – around €6,100 – is recovered in approximately seven years, without any CO₂ price increases. Every additional €50 per tonne of CO₂ shortens this period, as the gas heating then costs around €270 more per year. With the highest income bonus, the net cost for the heat pump is around €9,600, which is below the price of the new gas heating system.
If the top-floor ceiling is also insulated (Step 1), consumption falls further. The heat pump can then be smaller and will operate more efficiently.
What can tip the calculation: very high flow temperatures, low consumption (below around 10,000 kWh, every measure pays off more slowly), or costly additional work such as a new meter cabinet. This is why the calculation must be based on your home, not on an average home.
5. Implement Digitally
For an initial reliable assessment, nobody needs to wait weeks for an appointment today:
- Free quick analysis: With a few details, you can see where your home stands and what levers are available.
- AI home walkthrough: You photograph your heating system, windows, roof and façade with your smartphone, and the evaluation shows the current condition and the sensible order of measures.
- Heating finder: finds the right heating system including funding, heat plan and costs.
- Funding application: The Confirmation for Application (BzA) is prepared by Energieberatung Klein GmbH through energy efficiency expert Alexander Klein (dena (German Energy Agency) expert list EB813173, BAFA (Federal Office for Economic Affairs and Export Control) consultant number 239686). We prepare the application with you, draw attention to the contractual condition required under funding law, and support you through to disbursement.
Calculations are based on the data from your home. The digital evaluations do not replace an energy consultation; certified services are provided by Energieberatung Klein GmbH.
Conclusion
Rising energy prices are no cause for panic, but they are a good reason to know your own figures. The sensible order is:
- Reduce consumption.
- Choose the heating system that suits your home.
- Secure funding before it decreases.
- Draw up the calculation for your own building.
Those who apply by January 31, 2027 and meet the requirements can still receive the Climate Speed Bonus of 16 percent and eligible costs of €28,000. From February 1, 2027, both will only be available at lower levels.
