Was sich ausschließt

Multiple Funding Applications for One Building: What Is Possible and What Is Not
Anyone who cannot or does not want to renovate everything at once will sooner or later ask themselves this question: Can the funding be spread across multiple applications?
The short answer
Yes. Multiple applications are possible for a single investment site. You can tackle the windows this year, the facade next year, and the roof the year after — each with its own application and its own funding decision.
This is the standard approach for step-by-step renovation and is explicitly provided for.
What you need to keep in mind
Each application stands on its own. For every measure, the same rules apply again: a contract subject to the condition of funding approval before the application, its own confirmation at the time of application, its own approval period, and its own proof of use.
The maximum limits apply per residential unit and per calendar year. You cannot stack applications indefinitely. Anyone who exhausts the maximum limit in one year must move the next measure to the following year.
The conditions that apply are those in force at the time of each application. If the guidelines change between your measures, the second application will be subject to the new version. This can work in your favour or against you — do not rely on today's rates still being in place three years from now.
Homeowners' associations
In the case of a WEG (homeowners' association), a consolidated address format can be used in the application, such as "Beispielstraße 1–5". This makes it possible to cover a measure affecting several buildings or stairwells in a single application.
A valid resolution by the association is required. Without one, nothing can proceed — and the resolution must be passed before any contracts are awarded.
What cannot be combined
BEG-EM (Federal Funding for Efficient Buildings – Individual Measures) and BEG (Federal Funding for Efficient Buildings – Residential Buildings) cannot be used together — at least not for the same building within the same renovation period. You must choose: either step-by-step individual measures via BAFA, or a full renovation to Effizienzhaus (energy-efficient building) standard via KfW (KfW Development Bank).
Switching between the two pathways is possible if the measures are separated in time and no funding decision has yet been issued for the Effizienzhaus route.
This is a decision you make once. Anyone who renovates step by step over the years and ultimately wants to achieve Effizienzhaus standard cannot retroactively incorporate already-funded individual measures into an Effizienzhaus funding application.
Do the maths beforehand
Whether step-by-step individual measures or the Effizienzhaus route is more cost-effective depends on the building, the target condition, and your time horizon. The Effizienzhaus funding offers higher rates, but requires a defined standard to be achieved at the end — and this is not economically viable for every existing building.
This assessment belongs at the very beginning, not in the middle of an ongoing renovation. We calculate both pathways before the first application is submitted.
