|---|---|---|
| 1. Wohneinheit | 30.000 € | 60.000 € |
| 2. bis 6. Wohneinheit | je 15.000 € | je 30.000 € |
| ab 7. Wohneinheit | je 8.000 € | je 15.000 € |
Sechs eigene Wohnungen ergeben also nicht sechsmal 30.000 €.
- Sortieren: Welche geplante Maßnahme betrifft Gemeinschafts-, welche Sondereigentum?

Multiple Condominiums in an Apartment Building: How to Correctly Apply for Funding
In short: The number of your apartments is almost irrelevant for the application route. Something else is decisive — whether the measure concerns common property or your separate property. This determines whether you are eligible to apply yourself in the first place.
The One Question That Decides Everything
| Component | Belongs to | Who applies |
|---|---|---|
| Roof, facade, basement ceiling | Common property | the WEG (homeowners' association) |
| Windows and exterior doors | Common property | the WEG |
| Central heating system | Common property | the WEG |
| Individual apartment heating in the unit | Separate property | You yourself |
| Technical systems within the unit | Separate property | You yourself |
Windows surprise many owners: they are located in the exterior wall and therefore count as common property — even if only your apartment lies behind them.
Common Property: You Cannot Apply Yourself
For measures on common property, only the homeowners' association as an entity (WEG) is eligible to apply, represented by the property manager or the chairman of the advisory board. An individual owner cannot submit an application for this — not even proportionally, and not even if they own ten apartments in the building.
There is exactly one application for the entire building. The funding is disbursed to the WEG account; your share reaches you via the allocation of costs according to co-ownership shares.
Your leverage is therefore not the application form, but the owners' meeting. Since the 2020 WEG reform, a simple majority is sufficient for renovation resolutions. Please note: Under § 25 (2) WEG, every condominium owner generally has one vote — regardless of how many apartments they own. You only have greater voting weight if the community regulations stipulate a different voting principle, such as by units or co-ownership shares.
Separate Property: Here You Apply Yourself — With a Cap
For measures on your own unit, you submit the application yourself. In doing so, a rule applies that many multi-property owners misjudge:
The maximum funding limits apply per building, not per owner.
For BAFA (Federal Office for Economic Affairs and Export Control) individual measures on the building envelope, technical systems, and heating optimisation, these are:
| Residential unit | Eligible costs | With funded iSFP |
|---|---|---|
| 1st residential unit | €30,000 | €60,000 |
| 2nd to 6th residential unit | €15,000 each | €30,000 each |
| From 7th residential unit | €8,000 each | €15,000 each |
Owning six apartments therefore does not amount to six times €30,000. The cap is counted across the building, regardless of who owns the individual units.
And: Each measure requires its own application. Heating and insulation cannot be combined into a single application.
Two Points That Cost Money When Renting Out
The income bonus does not apply. The up to 40 additional percentage points for heating funding are available only for owner-occupied residential property. For rented units, only the basic funding remains; the Climate Speed Bonus also requires owner-occupancy.
The modernisation levy is reduced. You must deduct public subsidies from the allocable modernisation costs. The grant therefore does not come in addition to the rent increase, but replaces a portion of it. Anyone who calculates both in full will miscalculate by precisely the funding amount.
A tax note on this: The tax reduction under § 35c EStG applies exclusively to owner-occupied residential property and is mutually exclusive with BEG (Federal Funding for Efficient Buildings) funding in any case. For rented apartments, the tax side runs through income-related expenses and depreciation — a separate calculation that should be made before deciding.
The Practical Route for Multi-Property Owners
- Sort: Which planned measure concerns common property, and which concerns separate property? Without this separation, any further planning is guesswork.
- For common property: Prepare a resolution, obtain a cost framework and quotation, and have the property manager or advisory board authorised to submit the application.
- For your separate property: Submit a separate application for each measure, with a conditional contract prior to application.
- Examine a renovation roadmap for the entire building. An iSFP (individual renovation roadmap) roughly doubles the cost limits per residential unit and applies to all units — in an apartment building, this is the single biggest lever.
- Contract only with funding condition. When applying, a contract with a condition precedent or subsequent regarding funding approval must be in place. Anyone commissioning the specialist contractor without this condition forfeits the grant.
One Point to Be Clarified on a Case-by-Case Basis
For individual apartment heating systems, the GEG (Building Energy Act) contained a coordination rule with deadlines when a building switches from decentralised to centralised heat supply. The Building Modernisation Act (GModG) has been in force since July 29, 2026. Whether this rule was adopted unchanged should be verified for the specific case with the funding agency before you plan.
Note
The values stated reflect the status of the funding guidelines as of July 2026 and are subject to the availability of budgetary funds. Whether an area in a specific building is common property or separate property derives from the declaration of division and community regulations — when in doubt, check there.
