Was Vermieter bekommen
Davon 10 Prozent = 1.547 Euro jährlich, also rund 129 Euro monatlich.
Beratung anfragen →Landlords: Using Funding and Passing On Costs
Rented properties are also eligible for funding — with a few special features.
What landlords receive
The basic funding of 30 percent for the heating system and 15 percent for individual measures applies regardless of whether you live in the property yourself.
The Climate Speed Bonus and the income bonus are not available — both require owner-occupancy.
Passing costs on to the rent
Under § 559 BGB (German Civil Code), you may pass on 8 percent of the modernisation costs to the rent annually. You must deduct any grants received beforehand. You therefore only pass on your actual own share of the costs.
A special rule applies to heating system replacement (§ 559e BGB): anyone who uses public funding for it may pass on 10 percent of the costs — but only after deducting the funding and a flat-rate deduction of 15 percent for saved maintenance costs. Since the Building Modernisation Act (GModG) came into force on July 29, 2026, this 15 percent flat rate does not apply to the extent that costs arose from installing a heating system powered by gas, heating oil or liquefied petroleum gas (§ 43 GModG) (§ 559e para. 2 sentence 2 BGB); the maintenance share must then be determined under § 559 para. 2 BGB. For heat pumps, full pass-through is only possible if a specialist company demonstrates an annual performance factor of at least 2.5 (§ 559f BGB; exceptions include buildings constructed after 1996 or a flow temperature of no more than 55 °C); otherwise only half of the costs can be passed on.
What matters is the separate cap for heating modernisation: as a result, the rent may rise by no more than €0.50 per square metre of living space per month within six years. The general cap of €3 per square metre (for rents below €7: €2) applies to other modernisations.
How this changes the calculation
An example: a heat pump for €26,000, funding 30 percent = €7,800. That leaves €18,200; after deducting a 15 percent maintenance share (€2,730), €15,470 can be passed on. Of this, 10 percent = €1,547 per year, or roughly €129 per month.
For an 80-square-metre apartment, that would be roughly €1.61 per square metre — but the cap of €0.50 only allows a rent increase of €40 per month. Have a rent increase following modernisation legally reviewed before sending it.
Tax treatment
Unlike owner-occupiers, you can claim the costs as income-related expenses: maintenance expenses immediately, production costs through depreciation. The grant reduces the tax base.
The tax reduction under § 35c EStG (German Income Tax Act) is not available to landlords — it applies only to owner-occupied residential property.
For multiple residential units
The maximum funding amounts rise with the number of apartments: €28,000 for the first, then graduated lower amounts. For consulting funding, it is €850 instead of €650 from three units.
This makes multi-family buildings more attractive than single-family homes, with hardly any additional consulting effort.
Consultation is especially worthwhile for multi-family buildings — higher funding limits for similar effort.
