Was Sie jetzt tun sollten

For non-residential buildings, the Building Modernisation Act (GModG) introduces binding minimum requirements — the so-called MEPS (Minimum Energy Performance Standards) — from January 1, 2027 onwards.
What This Is About
The EU Buildings Directive requires that the worst-performing non-residential buildings be renovated in stages. The GModG implements this requirement.
- By 2030: Renovation of the worst-performing 16 percent of the existing building stock
- By 2033: Renovation of the worst-performing 26 percent
The decisive factor is the classification in the national comparison, not an absolute benchmark value.
Who Is Affected
Owners of office buildings, retail properties, warehouses and industrial halls, medical practices, hotels, and similar properties. Residential buildings are not covered.
What You Should Do Now
The first step is to find out where your building stands in comparison. For this purpose, there is the Energy Consulting for Non-Residential Buildings (EBN) with a BAFA (Federal Office for Economic Affairs and Export Control) grant:
| Module | Grant |
|---|---|
| Energy audit DIN EN 16247 | max. €3,000 for energy costs exceeding €10,000 net |
| Consulting DIN V 18599 | €850 to €4,000 depending on floor area |
| Contracting orientation | €3,500 or €5,000 |
50 percent of the consulting fee is funded.
Why Acting Early Pays Off
If a large portion of the existing building stock must be renovated simultaneously from 2030 onwards, you will face fully booked tradespeople and rising prices. Those who carry out an initial assessment now can plan at their own pace and spread the measures out over time.
For non-residential buildings, there is a grant of up to €4,000 for energy consulting. We will assess what options apply to your property.
