Voraussetzungen
- Gebäude ≥ 10 Jahre alt
- Eigentum + Selbstnutzung
- Maßnahme erfüllt technische Mindestanforderungen (vergleichbar BEG)
- Fachunternehmenserklärung erforderlich
- Energieberater nicht zwingend, aber empfohlen
Förderfähige Maßnahmen
Wie BEG EM: Dämmung, Fenster, Türen, Heizung, Lüftung, sommerlicher Wärmeschutz, digitale Energiemanagement-Systeme.
Achtung — NICHT KOMBINIERBAR
- Mit BAFA/KfW-Zuschuss: nein (Doppelförderverbot)
- Mit Handwerkerleistung-Steuerbonus §35a EStG: nein
- Wenn Förderbescheid BAFA/KfW vorhanden, gilt §35c nicht — Wahl im Voraus!
Wann lohnt §35c EStG mehr als BAFA?
- Hohes zu vers. Einkommen → hoher Steuersatz → 20 % Ermäßigung wertvoll
- Niedrige BAFA-Förderquote (15 % Grundförderung; der iSFP-Bonus wirkt seit 21.07.2026 nur auf Kosten über 30.000 €)
- Geringes Einkommen + niedriger Steuersatz → BAFA besser
Beispiel
Sanierungskosten 50.000 €:

§35c EStG — Tax Reduction for Energy-Efficient Renovations
What is it?
Tax reduction of 20% of renovation costs for energy-efficiency measures on owner-occupied residential property, spread over 3 years (7% + 7% + 6%).
Amount
- Max. €40,000 reduction per property (= €200,000 eligible costs)
- Direct reduction of income tax (no special expense deduction)
Requirements
- Building ≥ 10 years old
- Ownership + owner-occupation
- Measure meets technical minimum requirements (comparable to BEG [Federal Funding for Efficient Buildings])
- Fachunternehmenserklärung (contractor declaration) required
- Energy consultant not mandatory, but recommended
Eligible measures
Like BEG EM (Federal Funding for Efficient Buildings – Individual Measures): insulation, windows, doors, heating, ventilation, summer thermal protection, digital energy management systems.
Attention — CANNOT BE COMBINED
- With BAFA (Federal Office for Economic Affairs and Export Control)/KfW grant: no (prohibition of double funding)
- With craftsman services tax bonus under §35a EStG: no
- If a BAFA/KfW funding notification is present, §35c does not apply — choice must be made in advance!
When is §35c EStG more worthwhile than BAFA?
- High taxable income → high tax rate → 20% reduction is valuable
- Low BAFA funding rate (15% basic funding; since July 21, 2026, the renovation roadmap (iSFP) bonus only applies to costs exceeding €30,000)
- Low income + low tax rate → BAFA is better
Example
Renovation costs €50,000:
- §35c EStG: €10,000 tax reduction over 3 years
- BAFA 15% without iSFP: €4,500 immediately (for the first residential unit, a maximum of €30,000 is eligible)
- BAFA with iSFP: €8,500 immediately (cost framework €60,000: 15% on €50,000 plus 5 percentage points on the €20,000 above €30,000) → Since July 21, 2026, §35c EStG is also ahead of BAFA with iSFP for this amount; however, the grant remains more liquid because it is disbursed immediately rather than over three tax years
