Handwerkerbonus 2027: Kürzung auf 15 Prozent – was Eigentümer jetzt tun sollten
(Stand: 26.10.2026)
Was heute gilt (Veranlagungszeitraum 2026)
Was der Regierungsentwurf vorsieht
|---|---|---|
| 2.000 € | 400 € | 300 € |
| 4.000 € | 800 € | 600 € |
| 6.000 € | 1.200 € | 900 € |
| 8.000 € | 1.200 € | 900 € |
- Keine freiwillige Vorauszahlung ohne Rechnung.
Was Eigentümer jetzt tun können
- Anstehende Arbeiten sammeln.
Tradesperson Bonus 2027: Reduction to 15 Percent – What Property Owners Should Do Now
The tradesperson bonus according to § 35a para. 3 EStG (German Income Tax Act) is planned to decrease from 20 to 15 percent of labor costs starting in the 2027 assessment period, with the maximum amount dropping from €1,200 to €900. This has not yet been enacted. For 2026, the old rate continues to apply. What matters is the year in which you pay the invoice. (As of: October 26, 2026)
What applies today (assessment period 2026)
Under § 35a EStG, the assessed income tax is reduced upon application by 20 percent of expenses, up to a maximum of €1,200. This applies to renovation, maintenance, and modernization measures in one's own household.
Only labor costs are eligible. These include wage, machinery, and travel costs including VAT. Materials are not eligible. The maximum amount of €1,200 is reached at €6,000 in labor costs. Unused amounts are neither refunded nor carried forward to other years.
What the government draft envisions
The Federal Cabinet adopted the draft Income Tax Reform Act 2027 on September 2, 2026. Under this draft, § 35a para. 3 sentence 1 EStG will be changed to 15 percent and a maximum of €900. The Bundestag and Bundesrat still have to approve it.
The current status of the legislative process (Bundestag printed paper 21/8235):
- The Bundestag debated the draft in its first reading on October 8, 2026, and referred it to the Finance Committee.
- According to media reports, a public hearing in the Finance Committee is scheduled for November 4, 2026. Please check the date on bundestag.de.
- Whether the cut remains unchanged is still open.
- According to analyses of the draft, no transitional rule is provided for orders from 2026. What matters is the year of payment.
- Household-related services according to § 35a para. 2 EStG remain at 20 percent and a maximum of €4,000.
What this means is shown in this calculation:
| Labor costs | Reduction 2026 (20%) | Planned from 2027 (15%) |
|---|---|---|
| €2,000 | €400 | €300 |
| €4,000 | €800 | €600 |
| €6,000 | €1,200 | €900 |
| €8,000 | €1,200 | €900 |
The difference is a maximum of €300 per year and household. The values are our own calculations based on the draft.
Payment date: the outflow principle counts
For the tradesperson bonus, the outflow principle applies: The tax reduction is only available in the year in which you pay. The date of the invoice or execution is not decisive for this. The legal basis is § 11 EStG.
In practice, this means:
- Complete work in good time. You can only pay in 2026 with a final invoice.
- Transfer the funds early enough. The amount must leave your bank account in 2026. Anyone paying in the last week of December risks delays.
- No voluntary advance payment without an invoice. The Fiscal Court (FG) Düsseldorf did not recognize such a payment in its ruling of July 18, 2024 (case no. 14 K 1966/23 E). Discuss your approach with your tax advisor.
- Only pay in 2026 what is actually due in 2026. Early payment brings liquidity risks, for example in the case of defects. Keep your rights arising from formal acceptance in mind.
Evidence: invoice, bank transfer, application
The tax office requires two supporting documents, as summarized by the Thuringia tax administration:
- An invoice showing the eligible labor costs separately.
- Proof of payment. Cash-paid invoices are not recognized, even with a receipt. The payment must be made to the tradesperson's bank account.
Keep both documents. You enter the amounts in your tax return. The BMF application decree of November 9, 2016 by the Federal Ministry of Finance (BMF) regulates details, such as allocation when multiple individuals live in the household.
If you rent or live in an owner-occupied apartment, it depends on the billing statement. Tenants can use the funding if the labor costs are shown separately in the utility bill statement. Condominium owners generally receive these figures from their property management.
Distinctions regarding § 35c EStG and BEG funding
The tradesperson bonus is not a renovation funding program. However, it can collide with one.
BEG and KfW: Measures for which you receive a low-interest loan or tax-free grants are excluded from the tradesperson bonus. This is stated in the income tax manual of the BMF. Thus, if you receive a BEG (Federal Funding for Efficient Buildings) grant for a heating system replacement, there is no tax bonus for that measure. Other work in the same year, such as painting, remains eligible. More on this: Combining subsidies.
§ 35c EStG: For energy-efficiency measures, the tax reduction under § 35c can be chosen instead of funding. A reduction under § 35a is excluded for the same expenses. According to available reports, the draft contains no changes to § 35c. The advantages and disadvantages are compared in the article § 35c EStG vs. BAFA Grant (BAFA: Federal Office for Economic Affairs and Export Control).
In the case of subsidized renovations, the grant is usually higher than the tax bonus because it also includes material costs. Calculate this for each individual case. Anyone wishing to apply for a grant must adhere to the order of operations: application prior to the start of the project. This is described in the article What is the timeline for BEG funding?.
What property owners can do now
- Compile upcoming work. Which non-funded work (renovation, repair, maintenance) still makes sense in 2026?
- Check funding status. If the measure is funded via BEG, KfW, or § 35c, the tradesperson bonus does not apply.
- Have invoices checked. Labor costs, travel costs, and materials should be itemized separately.
- Plan payment dates. Transfer funds well before the end of the year.
- Do not act rashly. Bringing a measure forward merely for €300 is rarely worthwhile. Technical necessity and funding deadlines take priority.
If you are planning a larger renovation, first clarify which funding program fits your project. The tax bonus is then merely one building block.
